The Anxious Wait

We have somehow created a company made up of the most impatient and hyperactive individuals. So believe me when I tell you that nobody in the world wants your mortgage to be approved as fast as we do. 

Once we have prepared, packaged and sent your application to the lender we have simply lost control. It is no longer in your hands to collect your various documents and send them to us and it is no longer in our hands to make sure everything is in place.

It is now time to sit back and anxiously wait for the underwriter to assess your application, your supporting documents and arrange the valuation of the property. This timescale can vary between lenders quite drastically and of course we will always advise you of these timescales. But we understand that every day will feel like a week.

I will however provide you with some assurances during this period of prolonged agony. As you know, we only charge a broker fee on successful completion of a mortgage. And at this point we have spent hours collating your information, getting to know you, sourcing a suitable mortgage, scouring through your documents, preparing our various compliance reports and completing a lot of behind-the-scenes work that you will never get to see. And finally we have submitted the mortgage and passed everything over to the lender. We would never commit to this amount of work if we did not have complete confidence in the application. It simply would not be worth our while. So please remember that we have the utmost faith in the work that we have done on your behalf.

It is unfortunately not within our remit to approve your mortgage. It would be fantastic if it was and we could simply phone a bank and tell them to send £150,000 to your solicitor. The end decision ultimately lies with the lender though. It is our job to present your mortgage application to them in the best light possible to make their decision easier and all of the lenders have approved us as individuals to act with integrity and diligence to submit business to them. The reason we request so much information from you upfront is to identify any possible queries the lender may have or any reasons they could decline the application. And we are very experienced at doing this. Each lender has a set checklist of criteria that must be met and believe me when I tell you that a large part of our job is to ensure that you are ticking all of their boxes before we send your application to them. 

Trust the system and the journey. We believe in you and in your mortgage application. And if the wait gets too much just remember that we are waiting too. Impatiently.
